Commercial HVAC Maintenance in Dallas, TX

Unlike residential customers our commercial customers demand consistency.  If there is a major breakdown at home then life can go on in most cases. But in the commercial environment a breakdown with heating or cooling can shut a business down entirely until the issue is resolved.  Consistency is a dominant factor in day-to-day operations with a business. Consistency goes to every aspect of a business, including its ability to move forward for daily operations, continued success and growth.

A business should seriously consider signing a commercial HVAC maintenance agreement with a local heating and cooling company.  Consistent maintenance with your existing heating and cooling system ensures that it operates effectively, efficiently and problems can be caught before they become critical issues that can halt your business until the problem is resolved.

Why is Maintenance Important?

The heating and air system composes of parts, components and processes that your business needs on a daily basis. Your heating and cooling system is working around the clock to ensure that your employees and customers have the comfort they want and need.

Without having your system routinely and professionally maintained, you can expect to have breakdowns that could potentially hurt your business.  Businesses tend to pay more in electrical costs as well and reducing the cost all the while improving efficiency is critical in keeping costs down. Not only this, but without routine maintenance you may find yourself purchasing a new system earlier than you would expect. It all boils down to prevention and protection for your heating and cooling investments for your business.

Without routine, professionally handled maintenance, you can be looking at breakdowns, reduced effectiveness, and you might even find yourself replacing your system a lot sooner than you’d wanted! It all comes down to prevention and protection for your heating and cooling investment.

The Benefits of Professional Maintenance

Reducing Costs– Dirt, dust, debris and the general wear and tear that comes with day to day use all services to reduce the efficiency of your heating and cooling system over time.  A professionally maintained system is one that will expect to operate at greater levels of energy-efficiency, last longer, and reduce the costs associated with operating the system.

Increased Comfort – Proper and adequate air flow and operation of the system are increasingly dependent on how well your system remains clean and in peak operational condition. When you have your system professionally maintained, your heating and cooling with both be much more effective, giving better control of comfort for your employees and customers alike all year long.

Reduce Breakdowns – Most repairs done with heating and cooling systems could have been prevented if proper attention, care and maintenance had of been done in the first place. More than half of repairs are due to improper care and maintenance of said systems.

Reduced Costs – When the time comes that you may need a repair, they will be far less likely to be extensive or costly if you have been maintaining the system. The most expensive repairs tend to be due to component failures, which is something that is less likely to happen when the system is professionally and routinely maintained.

Longer Life Cycle – All heating and cooling units are a considerable investment and even more so when it comes to a commercial business. The HVAC system in your business was customized by size and installed perfectly to meet the needs of your business. This is good but it is also rather expensive.  Due to this, you will want to ensure that your system lasts as long as it possibly can. Professional routine maintenance can ensure that the lifespan of your heating and cooling system is much longer than if you choose to ignore proper maintenance.

Different Types of HVAC Systems | Air Conditioner Repair in Dallas, TX

If you are looking to upgrade your existing HVAC system in your home and you are looking to hire a heating and cooling professional to do the job. This guide will help you in deciding what heating and air system is best for you. Today’s systems provide many options, such as variable fan speeds and multiple stages for heating and cooling.

Single or Multi-Stage?

Single-stage heating & cooling is fairly popular in areas that experience colder winters and hot & humid summers. These types of systems provide comfort for the coldest or hottest days of the year. But this also means that a majority of the time, these systems are operating at a full capacity when they do not need to be. This is where multi-stage heating and cooling systems can help you save energy and money.

Zoned Systems

Zoned heating and air systems condition the air in areas of your home by controlling valves or dampers that are inside the vents or ductwork.  These valves or dampers assist in blocking the flow of conditioned air.  A zoned HVAC system can help you save a lot of energy and money but only conditioning the air in certain areas of your home when you need it.

Humidity Control

Humidifiers and dehumidifiers can be added to your existing heating and air systems. If you reside in an area that has extremely dry or humid air then these upgrades can be extremely beneficial.  These systems will automatically reduce or increase the humidity in the air within your home to levels that are more comfortable.

Heating Systems

Heating systems also referred to as furnaces distribute heated air through ductwork.  A popular type of a furnace in the United States is a boiler. Boilers distribute heated water via radiators or forced-war systems. Furnaces typically use natural gas or propane to fuel them, while boilers usually use gas or oil.

Cooling Systems

Air conditioning systems come in many different sizes and types. When deciding what to install or upgrade in your home; it will depend on what you already have installed, as well as the climate.   Some of the best air conditioners today are between 30 to 50 percent more energy efficient than systems from around the mid-1970s.   The most generally known term for grading air conditioning systems is referred to as the Seasonal Energy Efficiency Rating (SEER).

SEER 13 is the minimum efficiency you should consider when looking for a system. But the higher the number the most cost effective the system will be.  When considering a new system for your home you should also consider energy star-rated systems when looking for the best energy efficient system.

Ductless mini-split systems are becoming more popular systems in today’s homes. These systems can be installed fairly easily by homeowners, though it can be a moderately difficult job.   Properly sizing the air conditioning system is extremely important in order to provide efficient air into the home. If the system is too large it will not cool an area uniformly. A system that is too small will operate at much longer periods and will not be nearly as efficient or effective at conditioning the environment in your living space.

Retrofit Options

If you are not looking to replace your existing heating and air system, and are just looking at retrofitting the existing system and exploring your options then there are several possibilities to explore.

With gas and oil boilers or furnaces, you can add a vent damper. This will prevent air loss up a chimney when the furnace or boiler is not in operation. You can also look into installing an intermittent ignition device to turn off pilot lights in older systems when it is not needed.

Radiators that are not needed can be removed as well. Modulating aquastats for hot water boilers will modify the temperatures of the hot water to the outside temperatures and this can save as much as ten percent in fuel costs.  By adding a time-delay relay to a hot water boiler, these will circular hot water through system without the need of firing the boiler.  Oil burning systems can also benefit from a barometric flue damper that will prevent excessive heat from escaping through the chimney.

If you have an old, burner on your oil boiler that is extremely inefficient then you may want to consider replacing the entire burner.  If so, a flame retention burner will be able to block airflow from traveling up a chimney when the boiler is not use. This will save as much as twenty percent in fuel costs.

If your home is using an older central air conditioning system, you may consider replacing the outdoor compressor unit with a modern, high-efficiency unit. You will need to consult with a professional heating and air contractor to make sure that the new compressor will properly match your indoor unit.

Air Conditioning Safety Tips in Dallas, Texas

Across the country, every year, there are thousands of reported cases of fire involving air conditioners, fans or other related equipment.  With these thousands of cases, it results in over two hundred million dollars in property damage and in some cases even death.  Fires, among other issues that are caused by malfunctioning air conditioning equipment, can be detrimental.  Whenever you use your air conditioning in your home you should keep the following safety tips in mind.

Clean & Tidy – Keep the area around your HVAC unit clean and clear of debris. You should always maintain the area around your outdoor HVAC unit.  If you have trees or bushes near the unit you should trim them and keep them at a distance of at least three feet from the unit at a minimum.   Always ensure that grass clippings, leaves and other debris is not surrounding the unit and you can use a vacuum cleaner to remove this debris that has found its way inside the unit.

Over Usage - Many times, air conditioners that in usage 24 hours a day and without proper maintenance can become overheated.   Many fires that are reported yearly are due to improper maintenance and over usage. Whenever possible and when there is no need for the system you should turn it off to give it a rest. If you do not have a programmable thermostat then you should look into purchasing one or even a smart thermostat. Not only will this help ease your mind for safety but it will also greatly reduce the costs of your monthly electrical bill.

Scheduling Maintenance – Having your system routinely maintained and checked out by a professional NATE certified technician will provide some of the best preventive care you can provide for your AC system.  You should at minimum have your system professionally maintained at least once or better yet twice a year to help detect and fix problems before they arise.

Professional Repairs – If your heating and air breaks down, do not attempt to fix it yourself. If you are not familiar with what you are doing, then by trying to fix it yourself you not only can cause damage further down the road or immediately but it is extremely dangerous working on it to begin with.

Safety – Air conditioners should be installed at minimum 3 feet away from any source of outdoor antennas or power lines that connect to appliances, electronics, phones, radios or even security systems.  If you are having system or window units installed ensure you follow these guidelines in order to protect you and your loved ones.

Window Units – Window unit air conditioners are the catalyst to more than half or air conditioning related fires across the country.  If at all possible, you should minimize how often you are using yours. If you do need to use a window air conditioner, make sure that it is installed properly by a professional, safely secured, using its own breaker and do not ever use extension cords.

Fire Safety – It is always wise to be prepared.  If you do not have any so far, purchase smoke detectors and you should regularly check them to ensure that they are working.  Purchase a fire extinguisher or two and place them in areas of your home where you can easily assess them.

Warning Signs – Never ignore the warning signs. If you suspect, for any reason whatsoever, that there may be a problem with your air conditioning system or window unit do not hesitate to reach out to a professional for help.  Pay extra attention to signs such as strange smells or puddles around the system.
